CBC Real Estate Greenlit for ‘Overlook on Main’ Mixed-Use Development in Holly Springs

Across from Ting Park and Ting Stadium, 237-unit community with rooftop retail, public plaza, and stadium views designed to complement the growing sports and entertainment district

HOLLY SPRINGS, North Carolina (6/20/25) — CBC Real Estate, a division of Capitol Broadcasting Company (CBC), announced today that the Holly Springs Town Council has approved Overlook on Main, a planned 237-unit mixed-use multifamily community located adjacent to Ting Park in Holly Springs, North Carolina. The project received a combined rezoning and development plan approval from the Town Council. Construction is expected to begin in Summer 2026.

Located at 1220 N Main Street, just over a mile north of downtown Holly Springs, Overlook on Main will offer a mix of one-, two- and three-bedroom apartments across two buildings. Residents will enjoy resort-style amenities including a sky lounge overlooking Ting Park, outdoor pool, grilling area, fitness center, club room, dog park, and playground.

In addition to the residential units, Overlook on Main will include 15,000 square feet of integrated retail, featuring a rooftop retail space with direct views of Ting Stadium and Ting Park. The project also features a public plaza, 10-foot wide multimodal paths along Main Street, and improved pedestrian connections to the surrounding neighborhoods.

As part of this development, CBC Real Estate will invest in key infrastructure improvements benefiting the broader Holly Springs community, including upgrades to traffic flow, pedestrian crossings, sewer capacity, and stormwater systems.

Continued Investment in a Growing Sports & Entertainment Gateway

Overlook on Main sits across from Ting Park — a $31 million public investment that includes soccer fields, tennis and pickleball courts, and the 1,800-seat Ting Stadium, home to the Wake FC soccer club and the Holly Springs Salamanders. The project was intentionally designed to frame the outfield of Ting Stadium, creating a unique blend of residential, retail, and recreational access.

Since 2017, CBC has owned and operated the Holly Springs Salamanders, a collegiate summer baseball team competing in the Coastal Plain League. Overlook on Main builds on that legacy and CBC Real Estate’s focus on sports-anchored placemaking across North Carolina.

CBC also owns the Durham Bulls, the Triple-A affiliate of the Tampa Bay Rays, and led the 1.2 million-square-foot redevelopment of the American Tobacco Campus surrounding the Durham Bulls Athletic Park.

The Overlook on Main project team includes architecture by ISG/JDAVIS, civil engineering by McAdams, and traffic engineering by Kimley-Horn.
